Interior Waterproofing and Drainage Methods

Interior basement waterproofing, or more correctly water drainage, is accomplished by the use of a sealed square or round drain tile (French drain) installed next to the footing, below the concrete slab floor. This sealed drain tile system can be used with a wall vapor barrier that directs water vapor to the drain tile while keeping the basement free from mold, mildew, and soil gases. The drain then also draws water from under the slab and drains this water to the sump pump system, which expels the water outside.

Interior basement waterproofing requires a trench to be dug around the perimeter of the basement. This trench makes room for the French drain to be placed below the top of the footing level. Opposed to “top of footing” drain systems (open back systems), these designed systems can be sloped to maintain water movement and seal out moisture and soil gases from entering the living space. Clean rock is then installed around the interior drain system to filter out sediment and maintain an open passage for water to flow. This system is especially useful when under-slab water is causing cracks and buckling of concrete slabs. The best of these systems are sealed and drained to a sealed sump basin, to keep the home healthy. Some highly-effective systems have access ports built into them for cleaning out clogs or accepting drain lines from dehumidifiers.

Pipe and stone waterproofing is another interior method of solving a wet basement. This system is very similar to the manufactured system above but uses perforated drain tile instead square drainage system. Once again the water is best directed to a sealed sump pit to be expelled out of the home. While not as effective as designed systems, when installed with the correct slope, it does relieve much of the water from beneath the concrete slab.

Exterior Waterproofing Methods

Exterior waterproofing falls into two categories, damp proofing and water proofing. Damp proofing is the spray on asphaltic layer generally applied to new home foundations. While this does not stop water and water vapor, it does greatly improve on slowing the permeation of water through bare concrete. True waterproofing can be performed on new construction homes as well as a repair application. First, full excavation must take place, followed by a sprayed on polymer sealer that is then covered with a dimpled membrane that waterproofs the wall and directs water down to a drain tile system. A 4”-6” perforated drain tile, covered with a silt sock, is installed either on the footing or beside it. A clean stone is then used to cover the drain tile, which is then covered with compacted soil that slopes away from the foundation.

The drain tile can then be directed to a sealed sump pump basin or daylighted if sufficient slope can be achieved. This exterior waterproofing method will stop water from entering through walls causing leaky basement walls and wet basements when installed by a qualified waterproofing contractor.
