Waterproofing Methods

Waterproofing your home is essential to the safety of your home and family. Mold, mildew, high humidity,radon, iron bacteria and of course water leaks are all signs that your home needs waterproofed. Many of these signs can cause health issues to your family or even cause structural damage that leads to foundation repairs.

Exterior Waterproofing
 
Exterior water control falls into tow categories, damp proofing and water proofing. Damp proofing is the spray asphaltic layer generally applied in new construction homes. While this does not stop water and water vapor it does greatly improve on the permeation of water or bare concrete. Water proofing can be performed on new consturction homes as well as a repair application. Full excavation must take place followed by a sprayed sealer that is covered with a membrane that waterproofs the wall. A 4-6” perforated drain tile, covered with a silt sock, is installed either on the footing or beside it. A clean stone is then used to cover the drain tile which is then covered with compacted soil that slopes away from the foundation.   Exterior Waterproofing

Interior Waterproofing

Interior water control is accomplished by means of a square drain tile installed next to the footing, below the concrete slab floor. This drain tile system can be used with a vapor barrier wall covering that directs water vapor to the drain tile while keeping the basement free from mold and mildew. The drain then also draws water from under the slab and drains this water to the sump pump, which expels the water outside. This system of waterproofing requires a trench to be dug around the perimeter of the basement to be installed. Clean rock is then installed around the tile to filter out sediment. This system is especially useful when under slab water is causing cracks and buckling of concrete slabs. Some highly effective systems have access ports built into them so that they can accept water dehumidifiers or used a clean out.

Interior Waterproofing

Pipe and rock waterproofing is another interior method of keeping your basement dry. This system is very similar to the manufactured system above but uses perforated drain tile instead square drainage system. Once again the water is directed to the sump basin to be expelled out of the home. While not as effective as designed systems it does relieve much of the water from beneath the concrete slab.

Sump Pumps and Liners

Sump pumps are used to expel water that collects around or in the sump pit liner. There are many different styles and shapes but they all are designed to do the same thing, remove water from inside to outside the home. Caution should be used when deciding on a sump liner and its placement. If the pit draws water from soils under the foundation settlement can occur. The liner depth and location are the key to not over drying load bearing soils. Shallow baskets are very useful to draw water from under the slab opposed to from under the concrete footing. The sump pump is triggered by a switch to turn on and pump the water outside, a freeze guard can be installed to prevent freezing of the discharge line. Battery backups are a popular choice for sump pumps, these backup systems will keep your sump working even if the power goes out.
