Causes of Foundation Problems in Ohio

Many different things can lead to foundation problems in your home; some of the most common causes of foundation problems in Ohio are:

  • Soil Movement: Movement of the soil can be caused by excess moisture or organic material in the soil, expansive soils, poor waterproofing, poor compaction, or overloading. This soil movement can cause the foundation to shift and settle.
  • Poor Drainage: When the drainage system beneath your home does not work properly, it may allow water to pool around the foundation or collect in the ground. This water can seep into the concrete and weaken the foundation.
  • Hydrostatic Pressure: As the ground around your home absorbs more water, the hydrostatic pressure in the soil will increase. This pressure pushes on the foundation, causing it to shift and possibly develop cracks.
  • Erosion: Erosion washes away soil under the home, leading to void formation. The foundation may settle into these voids, as there is not enough support from the soil to bolster the structure.

Common Foundation Problems in Ohio

It is important to take care of foundation problems as soon as they arise, to prevent further damage. Sinking and shifting foundations are often the results of soil movement or excess moisture. Foundation problems such as settlement, sinking, shifting, or crack formation can lead to other problems in the home, including: water problems, pest infestation, or structural instability. Common signs of foundation problems include:

  • Floor cracks
  • Sloped or uneven floors
  • Wall cracks
  • Sticking doors or windows
  • Ceiling cracks
  • Bowed or leaning walls
  • Leaning chimney

Solutions for Foundation Problems in Ohio

Shifting foundations often lead to bowing and leaning basement walls. These can be repaired by installing wall plate anchors or helical tiebacks. Plate anchors work by connecting the affected wall to an anchor in the yard with a rod and plate system. The rod is then tightened over time to gradually straighten the wall. Helical tiebacks are installed form the inside of the basement walls, and screw into the ground to pull the wall straight.

When it comes to settling foundations, the most reliable solution is underpinning with steel push piers and helical piers. Steel piers are driven into the ground under the foundation until they reach the stable soils, anchoring into the ground and providing support and stability for the structure and foundation. The piers lift the foundation to its original position. Helical piers work in much the same way, except they are screwed into the ground instead of being driven in.
