CAUSES OF FOUNDATION PROBLEMS IN IDAHO

There are a few key factors that can lead to foundation failure. Some of the most common causes of foundation problems in Idaho are:

Soil shrinkage

This happens during dry, hot weather; the soil shrinks and falls away from the lack of moisture, opening voids and spaces under the foundation that can cause settlement and crack formation.

Hydrostatic Pressure

When the ground around your foundation absorbs water, the hydrostatic pressure increases and pushes on the foundation. This can lead to foundation cracks and shifting, along with bowed or leaning walls.

Poor Soil Compaction

In some cases, the soil under your foundation may not have been properly compacted at the time of construction. If this is the case on your property, the soil may settle over time, causing the foundation to sink and settle, as well.

Poor Drainage

Poor soil drainage and waterproofing can cause water to build up in the soil and pool around the surface of the foundation. This water may seep into the concrete, weakening the foundation and leading to crumbling, cracking, and other foundation issues.

COMMON FOUNDATION PROBLEMS IN IDAHO

Foundation settlement, shifting foundation, heaving foundation, and foundation cracks are all common foundation problems. Settlement or heaving occurs when the foundation moves vertically as a result of soil movement. Shifting foundations and cracks can happen when the pressure in the soil is too great for the concrete, resulting in water problems, structural instability, and pest infestation. These problems should be repaired immediately to prevent further damage and other structural problems.

The common symptoms of foundation failure in your home include:

  • Floor cracks
  • Sloped or uneven floors
  • Wall cracks
  • Sticking doors or windows
  • Ceiling cracks
  • Bowed or leaning walls
  • Leaning chimney

SOLUTIONS FOR FOUNDATION PROBLEMS IN IDAHO

For bowing or leaning foundation walls caused by foundation movement, there are a couple of solutions. The first, helical tieback installation, is the installation of a large, screw-like device that screws into the ground laterally and pulls the wall back into place. Plate anchors are another solution; these are installed in the ground adjacent to the affected wall and attached with a rod and plate that apply pressure to straighten the wall.

If you have a settling or sinking foundation, one of the best repair options is foundation piers, such as steel push piers or helical piers. These piers are driven (or screwed in the case of helical piers) into the stable soils beneath the stop shifting layers. Then, the piers are used to support the structure while lifting and stabilizing the foundation to repair structural damage.
